Build-to-suit announced in Stonehouse Commerce Park

Thalhimer/Cushman & Wakefield is pleased to have represented Wythe-Will Distributing, Inc. in securing its new location. The company has partnered with Liberty Property Trust to build a 101,000± square foot distribution facility on approximately 15 acres in Stonehouse Commerce Park , James City County , VA. The facility will be built-to-suit on property secured by Liberty from Stonehouse at Williamsburg LLC (10.3 acres) and the James City County IDA (4.7 acres) at a land acquisition price of $890,000. Wythe-Will Distributing, Inc. is a specialty wholesale distributor of candy products. Liberty Property Trust is a publicly traded (NYSE: LRY), self-administered REIT. Through its construction partner on this project, James N. Gray Company, Liberty plans to break ground December 1, 2003 , providing occupancy to Wythe-Will Distributing by early July 2004 at an undisclosed lease rate. The total project cost will have an estimated value of $6.5 million upon completion. Robert L. Phillips, Jr. and Dawn F. Griggs, SIOR of Thalhimer/Cushman & Wakefield handled the developer RFP’s, sale and lease negotiations for Wythe-Will Distributing.
